Construction Manager - Austin Texas
The Construction Manager has FULL responsibility to pre-construction as well as construction tasks including, but not limited to, construction budgeting, bidding, value engineering, buyout, contracting, scheduling, staffing, punch, and closeout of assigned projects. The Construction Manager reports to the President. The fundamental focus of this position is the pre-construction and build out of assigned projects in accordance with projected profitability and required timeline for completion. Some out of town travel may be required at times with this position.
RESPONSIBILITIES
• Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems.
• Plan, organize, and direct activities concerned with the construction and maintenance of assigned projects.
• Provide regular verbal and/or written communication to President on pre-construction and construction objectives and status.
• Conduct pre-construction due diligence
• Take the lead in estimating, finalizing, and managing projected project costs.
• Manage estimating, bidding, and buyout project costs.
• Create in logical steps and aggressively manage construction schedule and budget as required to meet deadlines
• Ensure clean and safe jobsites that follow industry, OSHA, and insurance requirements and guidelines.
• Ensure follow through on all governmental and/or permit requirements.
• Determine labor requirements and dispatch workers to construction sites.
• Track and manage budgeted, actual, and anticipated construction costs as they relate to committed contracts
• Oversee contract, change order, and monthly billing administration
• Assess and verify the legitimacy of all change orders
• Initiate and maintain good client/owner relations
• Know and follow company policies and procedures
REQUIRED SKILLS and ABILITIES
• Must be comfortable in both professional office and field work environments
• Must possess a degree in construction management or a related field
• Minimum 5 years experience in multi family new/rehab construction preferred
• Proficient in MS Word/Excel/Outlook an project scheduling tools.
• Possess an extensive understanding of construction standards and practices
• Skill in construction document handling and administration
• Skill in organizing and managing cost estimating, bidding, buyout, and scheduling procedures
• Skill in documenting and assessing field conditions, Request for Information, and Change Orders
• Ability to track and manage job costs and implement steps to maximize profit
• Able to create and aggressively manage construction schedules.
• Able to solve complex problems associated with the management of costs and schedules
• Able to manage consultants, manpower and delegate tasks to complete goals, objectives, and schedules.
• Basic skills in client relations and customer service
• Basic understanding of fundamental cost accounting practices
